While the extremely wet conditions under my home in the crawl space prevented him from getting under the house to do a closer inspection, his gas detector unit confirmed the presence of gas, as suspected, and the probable need for repair. After testing the area with my gas detector I found at least 2 spots where gas is leaking. Around the antique stove and in the crawl space. Because of all the rain the crawl space is full of water and mud. I was unable to determine exactly where the leak is. My detector was going crazy as soon as I opened the entrance to crawl. I recommend shutting the gas off at the meter for safety. Customer will consider calling a plumber to repair the leak. Thanks Brian.
A/C tune up. Condenser coil was washed out. Contactor, capacitor and connections were inspected. Condensate trap was flushed out. Filter is replaced by the customer. System was cycled with proper operation.

Install of humidifier.
No heat. I found a failed hot surface igniter. I replaced igniter and cycled the furnace with proper operation.
Repair low voltage wire cycle to check, ok.
Com furnace maintenance Changed filters, cleaned burners, checked inducer and blower. Checked blower belt, ok.
Completed furnace tuneup. Flushed trap. Cleaned flame sensor. Checked thermostat. Flushed condensate drain. Cycled system system is operating properly at this time
I found the flue spill switch was tripped. I reset and found the vent is clear but the house is negatively pressurized. Per RT Paul needs to look into adding fresh air to the furnace return.
Found flame sensor dirty also cooling fan broke off of inducer assembly and blower housing not correctly even place furnace 17 years old and in very poor condition replacement needs serious consideration, ASAP.

No heat. I found the flue spill switch was Tripped. It was possible that the high winds over the weekend caused a backdraft. I inspected the flue pipe and found no blockage. If the spill switch opens again I would recommend adding a 1 foot piece of b vent to the chimney stack.
Heating tune up
No cooling. I found the system was low on charge. I rinsed off the condenser coil. I checked the filter. I gave coustomer options . I added 3lbs14 oz of r410A to bring system to 10* subcooling. Low=161psig 65* 8* superheat. High=325psig 91* 10* subcooling. I added leak stop to the system and cycled with proper operation. The $299.00 for the leak stop can be applied towards NEW equipment within one year of product installation.
Change filters per agreement
No cooling. Found furnace control board to be bad. Picked up part, returneda, and installed new board. Cycled cooling from tstat with ok operation at this time. Air filter is clean. Reset tstat.
Found unit's sub cooling low. Adjust to 10 degrees. Cycle to check, ok.
AC tuneup complete. Flush trap and drain and cycled condensate pump several times. Air filter OK. Checked blower and capacitor. Clean condenser and coil. Checked compressor, fan, wiring and capacitor. Cycled cooling with no issues at this time.
Found far left heat exchanger breached flame rollout very slight but noticeable furnace should be replaced due to age because heat exchanger is out of warranty furnace operational at this time but will only get worse with time.
Found unit newly installed by others change filters tighten the belt very loose also check installation looks good cycle air conditioner to check it was running on arrival and calling for cooling unit appears to work fine, but still seems slightly undersized just as the last one was
